Located just outside of Boise, ID

Cool Water Lane property over 100 years ago was a dairy. It was more acreage than there is now, which is 31 acres.

The barn has been refurbished and can be used for picture opportunities. We have a 1900’s doctors’ buggy and a model T that can be brought out upon request.

(We are currently still finishing up a few things on the barn and we will also be landscaping the West side and front as soon as weather permits.)

There are plans to rebuild the silo on the west side of the barn and use much of the original wood on the exterior so it will look as original as possible.

More recently the property was a boys’ school. The Event Center was built for the school with a full commercial kitchen and gas fireplace. It looks over the Payette River. The views are gorgeous.

The property was purchased in 2022 by the Hallman family. The vision to share this beautiful spot with others. Once Randy & Teri set foot on the property, they knew it was too beautiful to develop and ruin. This is a special place, and the Hallman’s want others to have a wonderful experience that is memorable by having your special event here on the Payette River in this quaint town of Emmett.

Even though there are some projects that are ongoing, the event center is ready and the Tudor house by the river is remodeled and ready for people to have a great family experience.

Keep in mind that Cool Water Properties is also a working farm. They are growing hay and raising livestock.
